First of all, let me help you understand what's what in the Real Estate market. You may have heard about "short sales" and "foreclosures". What's the difference?
A short sale is someone who owns a home that is worth less than what they owe. They can't keep up with the payments for various reasons so they work with the bank or finance company and come up with a number the bank is willing to let the home sell for and usually without penalty to the seller and before the bank forecloses on the property. The price you pay on a short sale is much less than the original buyer bought it for and is now priced at a current market value. These can sometimes take longer to finalize but well worth the wait if you happen to be the buyer. Be careful though and have a realtor help you sort through the short sales. Most are in excellent condition, while others can end up costing you more than what you bargained for.
A Foreclosure on the other hand is already owned by the bank. Not so good for the previous owner but could be your good fortune. The bank has pretty much established what they will accept as a "sales price" on the home in foreclosure.
